Welcome to Watercolor-Mexico Beach! Escape to this custom-designed coastal retreat, where modern luxury meets the Gulf's natural beauty. This newly built home is situated on a first-tier lot in the white sands of Mexico Beach, offering a private pool that can be optionally heated. With ocean views from many rooms and a location on the premier stretch of shoreline, Watercolor offers both tranquility and convenience. Enjoy beach access right out the front door, pool access through the back, and a short stroll to the Marina, restaurants, and local commerce.

The property has 4 bedrooms, 3 full baths and 3 decks. The first floor includes an open concept design and access to front and back decks with stunning ocean views. Also on this level is a bedroom with a queen size bed and a full bathroom directly across the hallway. Upstairs, on the top level, there are additional 3 bedrooms. The first is an oversized master with a king size bed, office desk and expansive ocean views; the master also has a private deck overlooking the Gulf and a generous full master bathroom. The second room on this level includes a queen size bed, while the third has a bunk-room with 2 twin-over-twin bunk-beds - the latter two rooms share a full bathroom.

Watercolor comes equipped with the cooking and living essentials you'll need to enjoy your beach retreat, including dishware, cookware, washer/dryer, coffee maker, a Weber gas grill, a Weber charcoal BBQ grill, WIFI, smart TVs in each room, beach gear, among others. Located in a family-friendly beach community, Watercolor is perfect for relaxing getaways. Please be conscious of the relatively quiet and family atmosphere—loud music, parties, or events are not permitted. This is, generally, a Saturday-to-Saturday rental during peak season (June & July); 3-night minimum the remainder of the year. Outside of summer, longer-term rentals considered on a case-by-case basis.

-As is standard with most rental properties, Watercolor is equipped with an initial setup of supplies such as paper towels, soap, laundry detergent, and a trash bag.
-The pool (20ft x10ft) can be heated for an additional fee.

-No Pets Allowed unless approved
-All rentals are on a first come, first serve basis when booking
-No Events Allowed
-There is complementary WIFI throughout the home
-This home has smart TVs in all rooms, plus the living room; no cable tv

"We loved our stay at Watercolor in Mexico Beach. The ocean views were breathtaking, and having the beach just steps away made it so convenient. Great to have a newly added pool, and two grills as well. The house was beautifully designed, great furniture and amenities with plenty of space and everything we needed for a comfortable stay. Can’t wait to come back! Would definitely recommend.

"Great place to spend your family beach trip. Layout of home very nice & really close to beach with fantastic view of the water. Rental agency pleasant & dealt with any issue right away. To make property even better, we would have liked a toaster in kitchen versus a toaster oven. Beds were comfortable with plenty of pillows. As we were in master bedroom, would have been nice to have a TV there as all other bedrooms. We had a large closet with lots of hangers but other bedrooms could have used a chest of drawers for your clothes. Washer & dryer were appreciated & used many times during our week’s stay. Outside balconies were constantly used as temperatures were mid to high 80’s most of the week. Our biggest issue was lack of hot water. We had 6 adults & 1 child (property sleeps 10 or 12). We had to take turns showering as hot water kept running out. Believe larger hot water heater is needed. A couple more comfy chairs in living area & master bedroom would be good. Look forward to the pool being added this fall. Would definitely recommend staying at Watercolors Mexico Beach!

Fantastic House, Beach, and Location

"There were four of us who stayed at Watercolor in January! Although the weather was not great that week, everything else was! The beach house was beautiful, comfortable, and offered everything we needed! My husband & I stayed on the main level and the bathroom shower was heavenly!! The kitchen, dining room, and family room are all open which is especially nice for larger groups of people. The house was only steps away from a gorgeous beach which was full of shells! During our stay, we found wonderful places to eat and explore (Port St. Jo, Apalachicola, San Blas……. ). In peak season, Watercolor would be an ideal place for a family of all ages who love the beach! If you want fun in the sun with fewer people, this is the place to go! If you miss lots of people, it is not a far drive to Panama City Beach but you will be SO happy to return! We would go back to Watercolor and Mexico Beach in a heartbeat! Co

"This house is a fantastic value, as it's practically beachfront without an *actual* beachfront pricetag. It's one house back, while the first-tier neighbors across the street are set back a bit, which still gives you a pretty great ocean view from the front deck. You can be on the beach in seconds, so it's easy to pop back and forth. It's clean, nicely appointed, has dedicated driveway parking, ample common space inside and out to hang out, and comfortable beds....it has everything you'd need.

"We had an amazing time at this property! First of all, the location is amazing. The deck provides a beautiful ocean view (we even saw dolphins from it!) and the house is a 1-minute walk to the beach. The interior is beautifully decorated, combining modern amenities with a charming coastal vibe. It was very clean and the kitchen is fully equipped with high-quality appliances and ample counter space. The open layout allowed for easy interaction with family members. I highly recommend this property to anyone seeking a memorable and relaxing coastal retreat. Five stars!

"This was the perfect mix of relaxation and beach experience. It was a 20 second walk to the beach, which made for an easy exit and return to the house. The house had a great setup to not only relax, but to prepare meals and hang out as a family. You know it’s a good rental when being away from home doesn’t actually feel like being away from home. Definitely worth staying here.

"We had an amazing time at this beautiful beach house. What I loved about this house: - very clean - had everything we needed for cooking - come with some great beach toys - shower pressure and water heater is on point! Had multiple people taking showers and never ran out of hot water! - beds are comfortable - has black out shades for those who want to sleep in or have kids who take naps - the beach area was beautiful, never very busy, and everyone was very friendly - Found some great shells on the beach - The owners were very friendly and easy to work with - Loved having a washer and drier in the house! - Beautiful sunsets Overall I had a 5 star experience at this house and will definitely be going back.

"My entire family of 8 was able to comfortably settle in to this absolutely fabulous gulf shores home. We loved the fact it is nearly brand new & as clean as we could possibly hope it would be. Its accommodations fulfill all of our needs. We loved relaxing on the 2 large gulf views Decks. Easy access to the beach home & just steps to some of the most lovely white sugar grain sand beach we could hope to find. We had a 10 & 13 yr old children &they truly loved the body surfing & riding the waves on our biggie boards in to the beach. Heck- we ALL loved partaking in the fun with the kids. We thoroughly enjoyed the restaurants, pleasantly finding the food to be VERY VERY GOOD! We are already discussing reserving a week for next spring! We loved it that much. We would hate to take the chance of loosing out on most desired weekend! Enjoy-it is a GREAT BEACH HOME!!

"We had 8 in our group and had lots of room. The house is bright, clean and shiny. We drank coffee on the covered porch with amazing ocean views each morning and after dinner. The beach is literally 30 ft away. The beach is perfect! It wasn’t busy at all. We were able to fly kites, kick the soccer ball, bury each other, and of course swim. The water temperature was just right too. It’s in a quaint little town with pretty good quant restaurants and markets. It also feels like it’s up and coming as they make a comeback from a devastating hurricane. Couldn’t recommend this property more!
